About Domestic Energy Performance Certification

It is a legal requirement that any property being either built, rented or sold in the UK has a valid energy performance certificate (EPC). This requirement is documented in Part L1b of the building regulations.

A domestic EPC is valid for 10 years.

In terms of sale, no.

For rented properties, a minimum EPC rating of 'E' must be achieved. This is called MEES (minimum energy efficiency standard).

For new build properties, compliance with all Part L building regulations should ensure a a rating of 'B' or better, although there is no specific minimum rating.

Yes, places of worship, building for demolition, temporary building (less than 2 years of use), caravans, mobile properties and portacabins are all exempt, as are holiday accommodation rented for less than 4 months a year.

An energy performance certificate can only be provided by an accredited domestic energy accessor.

Our accredited accessor will initially send you a short questionnaire to obtain as much information about the property as possible prior to carrying out a survey of the property. During the survey, we will take all necessary information to enter the required data into the RdSAP software.

Following the survey, the data recorded will be double checked, and then entered into the RdSAP software. The software produces the EPC once all entries are complete.

This depends on the size and complexity of the property, but we generally expect to complete a survey within an hour.

Ideally yes, but not necessary providing there is a responsible adult over 18yo present.

No, this is not possible. The information entered into the RdSAP software must be as recorded during the survey and in accordance with any documentary evidence provided. We do, however, provide some suggestions prior to the survey that may help enhance the rating.

Unfortunately we do not offer this currently.

To provide an EPC on a new build or commercial property requires different accreditation and software.

We require a 50% deposit on booking the survey. The remaining 50% becomes due once the EPC has been produced.

Yes, PSM Energy must comply fully with Elmhurst Energy 'Code of Conduct' and operating conditions. In accordance with UK Government regulations, our EPCs are subject to random auditing to ensure accuracy and standards are maintained.

In the first instance, you should contact us to lodge a complaint. We will then investigate the matter and provide a formal response with further escalation details should this be necessary.

Please note, PSM Energy have no control over the output from the RdSAP software, only the input. We strive to gather data as accurately as possible. Our work is subject to random auditing by the accreditation body, Elmhurst Energy.

We require a minimum of 48 hours notice to cancel a survey appointment and refund any deposit taken. If cancellation is received upto 6pm on the day before the survey, we will refund the deposit less a £10 (+VAT) surcharge.

Guide prices shown on our website exclude VAT, and this is clearly indicated. Quotations we provide show both the net price and gross price including VAT.

This is possible without charge providing we have not already arrived at your property. In the event we arrive at your property on the agreed day and within the stated timeslot, should we be unable to carry out the survey due to reasons outside of our control, there may be a surcharge of £10 to cover travel and loss of time, applicable at our discretion. At this time, full cancellation would result in forfeiture of any deposit paid.
